Hengrove Park

Our ambition at Hengrove Park in South Bristol is to create one of the best new housing developments and public parks in the country, creating a beautiful neighbourhood which fosters community and becomes a great place where people choose to live.

We are committed to delivering well-designed, well-constructed new homes that will last for many decades, alongside outstanding public realm and a high-quality new public park.

The development will include 1,435 new homes, in a mix of houses and apartments (30 per cent affordable), as well as new community and sports facilities, retail, and new educational facilities in the form of a South Bristol construction skills academy and primary school.

In total, it is estimated that approximately 2,500 new jobs could be created on and around Hengrove Park over the next 10 years.

What it means for Bristol

The mixed use development of Hengrove Park has enormous importance for the future economy of South Bristol.

Partially developed since phase one – City of Bristol College, South Bristol Community Hospital and Hengrove Park Leisure Centre – was completed in 2012, this is the single largest regeneration scheme in the city at 49 hectares. Together with the nearby Jessop Park and Parkview housing sites, and Filwood Green Business Park and Whitchurch Lane works, its revitalisation will give the area a huge economic boost in terms of jobs and skills.

As well as the new homes, the scheme will also deliver 9,000sq m of new office and education/training space (including an extension of the college for an Advanced Construction Centre), plus 2,440 sq m of commercial/retail space.

This could create more than 700 new jobs, in addition to temporary construction jobs, on Hengrove Park, plus another 1,800 jobs within the expanded Bottle Yard film studios and other employment sites surrounding Hengrove Park over the next 10 years.

Strategic Alignments

To ensure regeneration is values led, the plans for Hengrove sit within wider strategic aims including the One City Economic Recovery and Renewal Plan. This should focus public policy, action and the delivery of place change that works for all.

Key opportunities and challenges

Hengrove Park is a unique regeneration opportunity to create exemplary new homes, green spaces and a sustainable new community in South Bristol. Bristol City Council is seeking a long-term delivery partner who shares its vision and is committed to working in partnership to achieve outstanding quality and place-making.

The area has very strong growth potential. Not only is there the film and TV production strength at the adjacent world-famous Bottle Yard Studios and a cluster of small tech companies at the Filwood Green Business Park, but South Bristol also has a strong record of progressing young people into apprenticeships, particularly in the but South Bristol also has a strong record of progressing young people into apprenticeships, particularly in the construction trade.

Bristol City Council has secured outline planning consent, meaning delivery can be fast. The chosen partner will accelerate delivery, use the principles of the existing masterplan and design codes, and use innovative solutions to achieve density and quality. The partner needs to engage with our local communities, and enable local people to meaningfully share in the benefits of the development.

Any partner also needs to respond to Bristol City Council’s climate emergency declaration, and goal of achieving net carbon neutrality by 2030.

Timeline

Outline planning permission was granted in February 2020. Delivery partner to decide optimum phasing for both infrastructure and housing.
